The Problem: Strip-Out Is Not Demolition
Developers and main contractors in Dubai often confuse strip-out with demolition. Demolition removes the structure. Strip-out removes everything inside the structure — partitions, ceilings, MEP services, fixtures, and finishes — while leaving the building envelope intact. Hiring a demolition crew for a strip-out results in damaged structural walls, severed electrical mains, and costly repairs before fit-out can begin. In Dubai’s fast-track construction market, a delayed strip-out pushes the entire project schedule. Retail tenants in malls, office fit-outs in Business Bay, and hotel renovations on Sheikh Zayed Road all require precision strip-outs that protect the base build and prepare the shell for the next contractor. Our Strip Out Process
Al Mrooj provides commercial interior strip-out for offices, retail units, hotels, and residential towers.
Phase 1: Survey & Asset Protection. We survey the existing MEP risers, fire alarm systems, and structural elements that must remain. Protection boards are installed on floors, lifts, and common corridors.
Phase 2: MEP Isolation. Electrical, plumbing, HVAC, and data services are formally isolated at the mains — not just switched off. This prevents accidental energization during the strip-out.
Phase 3: Non-Structural Removal. We remove partitions, suspended ceilings, floor finishes, kitchen equipment, bathroom pods, joinery, and glazing. Materials are segregated on-site into timber, metal, glass, and general waste streams.
Phase 4: Cleaning & Handover. The space is swept, vacuumed, and left ready for the fit-out contractor. A handover certificate is issued with photographic documentation.

Equipment & Capability
Strip-out work requires speed and precision, not heavy breakers. Our fleet includes electric pallet jacks and trolley systems for material removal from high-rise floors, Hilti dust-extraction breakers for minor concrete chipping, scaffolding and mobile platforms for ceiling work, and HEPA vacuum systems for silica dust control. We also deploy battery-powered demolition tools for night work in occupied buildings where generator noise is prohibited.
Compliance & Safety
All strip-out projects comply with DM building alteration codes and UAE HSE regulations. We isolate fire alarm zones before ceiling work, protect emergency lighting circuits, and maintain dust suppression to prevent contamination of adjacent occupied units. Workers hold basic HSE certifications and site-specific inductions for each building.
