The Problem: Shutting Down a Facility Is More Complex Than Demolition
Industrial decommissioning is not demolition. It is the systematic shutdown, isolation, removal, and remediation of an operational facility — factories, power plants, chemical processing units, and manufacturing lines. The risks are different: live chemical lines, pressurized vessels, electrical switchgear, and contaminated soil. A contractor who treats decommissioning like a standard teardown can trigger chemical releases, fires, or environmental violations that carry federal penalties. In Dubai, industrial decommissioning requires coordination with DM, the Ministry of Climate Change and Environment, and sometimes the Dubai Civil Defence hazardous materials unit.
Our Decommissioning Process
Al Mrooj provides turnkey industrial decommissioning from shutdown to site handover.
Phase 1: Asset & Hazard Inventory. We catalog all equipment, chemicals, fuels, and hazardous materials. A licensed hazardous material consultant samples soil, groundwater, and surfaces for contamination.
Phase 2: Isolation & Drain-Down. All utilities — power, water, gas, chemicals, compressed air — are formally isolated, locked out, and drained. Pressurized vessels are vented and certified clean by a third-party inspector.
Phase 3: Equipment Salvage & Removal. Valuable machinery is disconnected, documented, and either transferred to the client or sold through our equipment disposal partners. Non-salvageable structures are demolished using methods appropriate to the materials.
Phase 4: Remediation & Handover. Contaminated soil is excavated and disposed of at DM-approved facilities. The site is graded and tested against environmental standards before final handover.
Equipment & Capability
Our decommissioning fleet includes heavy-lift cranes for machinery removal, chemical-resistant pumps and tanks for liquid drain-down, HEPA vacuum systems for dust control, and soil remediation equipment. We maintain disposal contracts with Jebel Ali hazardous waste facilities and recycling centers.
Compliance & Safety

In 2025, Al Mrooj decommissioned a 15,000 square meter manufacturing facility in Dubai Investment Park. The scope included removal of 8 production lines, 4 chemical storage tanks, a solvent recovery unit, and the main steel frame building. We salvaged 3 production lines for the client’s new facility in RAK, drained and cleaned 12,000 liters of industrial solvent under environmental supervision, and recycled 180 tons of steel. The site passed environmental testing and was handed over for redevelopment 6 days ahead of schedule.
