The Problem: When Standard Demolition Is Too Risky

Standard mechanical demolition — breaking a structure with excavators and hydraulic hammers — works for most projects. But when a building is surrounded by occupied towers, sits above active Metro lines, or contains unstable structural elements, uncontrolled impact demolition creates unacceptable risk. A falling debris fragment, an unplanned lateral collapse, or a vibration spike can damage neighboring properties, injure pedestrians, and trigger federal safety investigations. Controlled demolition is the engineered alternative. It uses pre-weakened structural elements, timed explosive charges, or sequential mechanical removal to bring a building down within a predetermined collapse footprint. In Dubai, any controlled demolition requires Civil Defence approval, a structural engineer’s collapse analysis, and a vibration monitoring plan submitted to DM.

Our Controlled Demolition Process

Al Mrooj executes controlled demolition through three primary methodologies, selected based on site constraints and structural type.

Method 1: Engineered Mechanical Collapse. For reinforced concrete frames, we pre-weaken specific columns and beams using diamond wire saws and core drills. High-reach excavators then remove the structure floor by floor in a sequence designed by a structural engineer. Temporary steel bracing maintains lateral stability until the exact moment of removal.
Method 2: Sequential Deconstruction with Robotic Units. For interior work or confined sites, we use Brokk remote-controlled machines to remove structural elements in a predetermined order. This eliminates operator exposure and reduces vibration to near-zero levels.
Method 3: Explosive Demolition (Where Permitted). For isolated industrial chimneys or cooling towers, we design explosive charge patterns that direct the collapse into a pre-cleared safety zone. This method requires Civil Defence, DM, and police coordination.
All methods include real-time vibration monitoring using seismographs placed on adjacent structures, with data logged every 30 seconds and transmitted to the project engineer.

Equipment & Capability

Controlled demolition demands precision equipment that standard demolition contractors do not carry. Our fleet includes Hilti diamond wire saws for pre-weakening concrete columns, Brokk 90 and Brokk 160 robotic demolition machines for remote interior work, 40-meter high-reach excavators with hydraulic pulverizers for sequential frame removal, and seismograph monitoring systems from Instantel and Geomotion. Our structural engineers use finite element modeling software to predict collapse behavior before any machine enters the site.

Compliance & Safety

Controlled demolition in Dubai is classified as high-risk work under Civil Defence circulars. Every project requires: a structural collapse analysis signed by a DM-registered engineer, a vibration monitoring plan with baseline and operational thresholds, an exclusion zone plan with perimeter security, and emergency response protocols with ambulance and fire service standby. Al Mrooj has held Civil Defence controlled demolition approval since 2015.

Proof: Cooling Tower in Jebel Ali

In 2025, Al Mrooj completed the controlled demolition of a 45-meter reinforced concrete cooling tower in Jebel Ali Industrial Area. The tower was located 12 meters from an active power substation and 8 meters from a staff accommodation block. We used engineered mechanical collapse — pre-weakening the base columns with diamond wire saws, then removing the top section with a high-reach excavator in 2-meter sequential drops. Vibration monitoring recorded 0.3 mm/s peak particle velocity — well below the 5 mm/s threshold. The project was completed in 9 working days with zero incidents.
