Industrial Demolition in Dubai

Industrial Demolition Starts with Careful Planning

Industrial demolition is the planned removal of factories, warehouses, workshops, and other industrial buildings. The work starts with checking the structure and the site. Then the project team chooses the method, machines, and work sequence.

Al Mrooj carries out industrial demolition in Dubai and across the UAE. Before work starts, we agree which structures will be removed, what must stay, and what condition the site should be in at handover.

What the work can include

Every site is different. Before work begins, we agree which structures will be removed and what must stay.

01 — Check the Structure and Scope

We check the building, its materials, its condition, and nearby structures. We agree which parts will be removed and which must stay.

02 —Choose the Method and Machines

We choose the method and machines to suit the structure and site. These may include excavators, hydraulic breakers, remote-controlled machines, or diamond wire saws.

03 — Plan and Carry Out the Demolition

We mark the work area and agree the order for removing each part. Our team follows the written work plan and site safety rules.

04 — Sort Waste and Hand Over the Site

We separate materials such as steel and concrete for handling under the agreed waste plan. We clear the agreed area and hand it over to the client.

How the demolition method is chosen

There is no single method for every industrial site. The project team first checks the building drawings, structure, materials, condition, nearby buildings, access, and ground conditions. The team then sets the demolition boundary and sequence.

The method may use one or more of these approaches:

  • Mechanical demolition: An excavator with a suitable attachment, such as a hydraulic breaker, removes selected parts of a structure. A high reach excavator may be used where the structure’s height and site conditions allow.
  • Remote controlled demolition: A small robotic machine may be suited to indoor or tight areas where a larger excavator cannot work. The floor and access must be checked first.
  • Diamond wire cutting: A wire saw can cut thick reinforced concrete into planned sections. The cut pieces need a safe support and removal plan.
  • Steel dismantling: Steel members are removed in an agreed order, using the cutting and lifting equipment set out in the project method.
  • Concrete crushing: A mobile jaw crusher can break suitable concrete into smaller pieces for handling or possible reuse, where the site plan allows.

Al Mrooj’s published equipment list includes high reach excavators, hydraulic breakers, Brokk and Husqvarna remote controlled machines, Hilti diamond wire saws, and mobile jaw crushers. The project team selects equipment to fit the site and approved work plan.

How the work is planned on site

1. Survey the structure

The team checks the building’s frame, floors, walls, steelwork, concrete, and visible damage. Nearby structures and site limits are also reviewed.

2. Set the work area

The project team marks what will be removed and what will remain. It plans machine access, material movement, barriers, and areas where people must not enter during the work.

3. Agree the method and sequence

The site team prepares the work method, risk assessment, and emergency plan required for the project. The sequence must keep the structure stable as sections are removed.

4. Demolish and sort the material

The selected machines remove the structure in planned sections. Steel, concrete, and other materials are sorted and handled under the agreed waste plan.

5. Check and hand over the site

The team checks the work against the agreed scope, clears the demolition area, and records any items included in the handover.

For projects under the Dubai Development Authority, its published permit requirements include a method statement, HSE and emergency plans, risk assessments, and a study of the effect on nearby buildings. Required permits and approvals depend on the site authority and the demolition method.

Al Mrooj industrial project experience

In 2025, Al Mrooj completed work at a factory in Dubai Investment Park. The project included removing four chemical storage tanks, production lines, a solvent recovery unit, and the main steel frame building. It also included recycling 180 tonnes of steel, and the site was handed over six days ahead of schedule.

Frequently Asked Questions

What is industrial demolition?

Industrial demolition is the planned removal of structures at sites such as factories and warehouses. The work may include steel frames, concrete walls, floors, and foundations.

What types of industrial structures can be demolished?

The work may cover factories, warehouses, steel structures, and concrete structures. The exact work depends on the site and the agreed project scope.

How do you choose the demolition method?

First, the team reviews the structure, its condition, the space around it, and access for workers and machines. The method is then planned for that site.

What machines may be used for industrial demolition?

Depending on the site, the work may use excavators, hydraulic breakers, remote-controlled machines, or concrete cutting tools. The right equipment depends on the structure and work plan.

Can you demolish part of an industrial building?

Yes, where the project allows it. The team must agree which parts will be removed and which parts must stay before work begins.

Does demolition include machinery, pipes, or stored materials?

Only if these items are included in the agreed work scope. The client and project team must agree who will prepare or remove them before demolition starts.

How is demolition waste handled?

The project team agrees how materials such as steel and concrete will be sorted and handled. The waste plan depends on the materials and site requirements.

What information is needed for a demolition quote?

Share the site location, the type of structure, the work you need, and any drawings or site photos you have. This helps the team understand the job before discussing the next steps.
