The Problem: When You Just Need the Building Down
Not every project requires controlled collapse, robotic precision, or explosive demolition. For standalone warehouses, perimeter walls, obsolete structures on open land, and buildings with no adjacent exposure, conventional mechanical demolition is the fastest and most cost-effective solution. The challenge is not complexity — it is efficiency. A conventional demolition project can still fail if the contractor lacks the right equipment size, does not segregate waste properly, or misses permit requirements. In Dubai, even “simple” demolitions require DM permits, DEWA disconnections, and waste disposal tracking. A contractor who skips these steps to save time will trigger stop-work orders and cost overruns.
Our Conventional Demolition Process
Al Mrooj executes conventional demolition through a streamlined four-phase approach.
Phase 1: Permit & Utility Clearance. We obtain the DM demolition permit, DEWA disconnection NOC, and Etisalat/Du clearance. All fuel tanks, chemicals, and hazardous materials are removed before breaker work begins.
Phase 2: Structural Top-Down Removal. Hydraulic breakers mounted on 30-ton to 50-ton excavators remove the structure from roof to foundation. The sequence follows the structural engineer’s method statement to prevent unplanned collapse.
Phase 3: Material Segregation. Concrete is separated from steel, timber, and general waste on-site. Mobile crushers process concrete for reuse as GSB material. Steel is cut and sent to recycling yards.
Phase 4: Site Grading & Handover. The foundation is broken up, the site is graded to the specified level, and a DM completion certificate is issued.
Equipment & Capability
Our conventional demolition fleet includes 30-ton, 40-ton, and 50-ton hydraulic excavators with breaker and pulverizer attachments, wheel loaders for material handling, mobile jaw crushers for on-site concrete recycling, and 20-cubic-meter waste haul trucks. All equipment is operated by DM-licensed operators with minimum 5 years of demolition experience.
Compliance & Safety
Even conventional demolition requires full DM compliance. We appoint an HSE officer to every site, enforce hard hat and high-visibility vest requirements, install perimeter fencing, and deploy water spray dust suppression. Daily safety briefings are mandatory. Our insurance covers third-party liability, worker compensation, and environmental damage.
Proof: Warehouse Demolition in Ras Al Khor
In 2025, Al Mrooj demolished a 6,000 square meter warehouse in Ras Al Khor Industrial Area. The structure was a single-story reinforced concrete frame with no adjacent buildings. Using a 40-ton excavator with hydraulic breaker and pulverizer, we completed the demolition and site grading in 7 working days. 78% of materials were recycled — concrete crushed for road base and steel sent to Jebel Ali smelters. The project passed DM inspection on the first visit.
